The words “Commercial Development” often evoke images of large sprawling buildings designed to maximize every possible inch of a property without consideration for the surrounding environs. At DiCanio, “Commercial Development” means determining what is the best use of a property and how it best complements its surroundings.

A Prime example of a DiCanio Planned Development is evident at the Galleria in Smithtown Long Island, New York. The Planned Unit Development or PUD as this type of planning is more commonly referred to, is the first of its kind on Long Island. While the interior portion of the PUD is devoted to Single Family Homes, Garden Apartments and Townhomes, these residences are buffered from the major roadways by businesses that provide service to the community. A KinderCare Day Care Center, CVS Pharmacy, and Commerce Bank as well as National Food Chains, including Carrabbas Italian Grill and Famous Dave’s BBQ, are among the merchants within easy access.

Calverton, Long Island, New York  is the next Planned Development District on the drawing board. The 80 acre site is proposed for a YMCA, a Hospital facility, an Assisted Living component, medical offices, a pharmacy, bank and a restaurant adjacent to a retirement community and garden apartments. The multi-generational project is planned to provide housing and the appropriate services important to that population within easy access. Click here to see Calverton Site Map.

In keeping with Vincent DiCanio’s vision, each component of the commercial aspect of these developments are carefully scrutinized from an architectural and landscaping perspective to blend with the character of surrounding area.
